Are you selling or leasing a commercial property?

A lack of clarity over a new law for the commercial property market is causing widespread confusion - just two months before it is due to be introduced. Some people in the industry fear the market could "grind to a halt" if the rules are introduced as planned on April 6.

From that date, anyone selling or letting a commercial building with a floor area of over 10,000 square metres must provide the prospective buyer or tenant with a valid Energy Performance Certificate (EPC).

The certificates - similar to those that form part of the Home Information Packs (HIPs) for residential properties - indicate the energy efficiency of a building and could help the landlord to sell it or let it out more quickly.

The size of a building needing an EPC will be reduced to 2,500sq metres from July 1 and all will need one from October 1, though some buildings, such as churches and temporary structures, will be exempt.
